Job Description

Recruiting & Operations Specialist — Talent Acquisition @ RHM RHM Real Estate Group is seeking an experienced Regional Property Manager to oversee the day-to-day operations and performance of a portfolio of market-rate multifamily apartment properties in Greater Cleveland, Ohio. This position will offer critical support for site management teams in collaboration with our in-house Operations, Accounting, and Facilities departments. Critical to RHM’s continued growth and success, our next Regional Manager must be a reliable and dynamic property management professional capable of managing multiple projects on varying timelines simultaneously.

RESPONSIBILITIES

Oversee the day-to-day operations and financial performance of the properties within the Conventional Portfolio. Implement policies, procedures, and practices to enable each property to meet budgeted financial goals and achieve operational goals. Oversee leasing process, renewal processes, closing/conversion rate, weekly applications, and lease-up processes, ensuring occupancy goals are met. Manage communication with maintenance supervisors on work orders and unit turns. Manage collections, including monitoring assets’ aged receivables, oversight of eviction process, and ensuring proper correspondence and collection efforts. Work with Property Managers to ensure all resident complaints are handled expeditiously, diplomatically, and professionally. Communicate with ownership regarding weekly reports and property issues. Work with Marketing Team to attract prospects and build a positive reputation. Perform site audits to ensure general maintenance with the Regional Facilities Manager. Work with Regional Facilities Manager on Asset Inspections from ownership, bank, city, fire, insurance, etc., and recommend capital improvements as appropriate. Responsible for approval of all on-site purchasing and ensuring budgets remain on track. Respond, track, conciliate, and mediation on Fair Housing Discrimination complaints. Handle reasonable accommodation requests. Hires and supervises all site staff, including interviewing all administrative staff, property managers, and leasing staff where appropriate. Manage on-site staff, including necessary training, addressing concerns, time off approvals, conflict resolution, and more. Oversee, monitor, and report work hours for the site staff within the portfolio, ensuring pay roll is processed timely and correctly. Other duties as assigned.

REQUIREMENTS

Bachelor’s degree highly preferred. High School Diploma or GED required. Certified Property Manager (CPM), Certified Apartment Manager (CAM), Accredited Residential Manager (ARM) or similar industry certification is a plus. 5+ years of experience in property management, regional management, asset management, or similar experience required. 3+ years previous experience in a supervisory role over multiple locations highly preferred. Working knowledge of applicable Landlord‑Tenant Laws, Fair Housing Regulations, and other laws as they relate to property‑specific guidelines and occupancy standards. Proficient with Microsoft Office Suite required. Working knowledge of Yardi management software is strongly preferred.

WORK SETTING & DETAIL

Full-time schedule: Monday – Friday, plus weekends as needed. Work Location: On‑site at corporate office in Lyndhurst, OH + multiple apartment properties around Greater Cleveland. Reliably commute or plan to relocate before starting work. U.S. work authorization required for employment.
